How do I apply for a rental property?
Download the application form below, fill it in and email it back to us. We verify income, employment and your rental ledger, and phone your previous agents directly — most applications get a decision within a couple of business days.
How do I report a maintenance issue?
Log it through your PropertyMe tenant portal. Urgent issues — no hot water, a burst pipe, anything affecting safety — go straight to your property manager and a local trade, any time.
What counts as an urgent repair?
Under the WA Residential Tenancies Act, urgent repairs include things like a burst water service, blocked or broken toilet, dangerous electrical faults, or a failure of essential services such as hot water or cooking facilities. Log these as urgent and we treat them as urgent.
How much bond do I need to pay, and how do I get it back?
Bond is typically four weeks’ rent, lodged with the Bond Administrator as required by law. At the end of your tenancy, we’ll arrange a final inspection and process the bond refund promptly provided the property is left in the condition recorded at your move-in report.
Can I break my lease early?
Yes, though break fees and notice periods depend on your lease terms and how far through the fixed term you are. Contact your property manager before making any arrangements — we’ll walk you through the actual cost so there are no surprises.
How much notice do I need to give before vacating?
For a periodic (month-to-month) lease, WA law requires at least 21 days’ written notice. For a fixed-term lease ending naturally, we’ll confirm the exact date and process with you well in advance.
